New York City Maintains its Ignoble Crown

For a good number of years now, renters of NYC apartments have had the extreme displeasure of paying the highest rents in the country. A new report suggests that the city is entering 2008 with a continuing hold on the unfortunate and smudged crown which signifies its role as the most expensive city for renters in the country.

The new report by the major California real estate investment firm, Marcus & Millichap suggests that, at least insofar as median rental rates, NYC apartments far surpass those any other city in the country. The median, for those that always get them confused, is the number that is number that occurs most often in a set. So, when we say New York City’’s apartments cost a median monthly rent of $2,922, what we are really saying is that more New York apartments cost $2,922 for rent a month than any other price. It’’s a seemingly small difference between average or mean rental rates, but it’’s an important difference.

Median rates are a better representative of what the typical person pays, because it’’s not thrown off by the super-high numbers the luxury rental apartments, in this case like the mean rental rates would be. It’’s a funny thing about New York City, though: In many cities, 2,922 dollars would get you something approaching a luxury apartment.

Here, though, it gets you the median. Can”t you almost feel those dollars just pouring out of your wallet, like a crisp waterfall on a spring day? Sometimes I think landlords in the city just sit outside and watch people walk in and out of their buildings and make a cash register noise inside their heads, ka-ching, ka-ching, as their tenants walk by.

The next closest city was San Francisco, but its median rental rate was a full thousand dollars less than New York City. It stood at just $1,904.

In fairness to the equally cash-pressed San Franciscans, though, these numbers are a bit deceiving. New Yorkers tend to cram more people into their apartments, so even though the apartments themselves are more expensive, those that life in the City by the Bay actually pay more per person.

The report notes that there is more than just supply and demand driving rental rates in the city up. Of course, New York City and San Francisco’’s low vacancy rates force prices upwards, but the regional inflation stemming from the high income of New Yorkers and San Franciscans is what makes rental rates so astronomically high in these two cities.

Of course, while this means that rental rates are acceptable for high income earners, it means that the working class in New York City is pressed harder by the high rental rates than in any other city in the country.

If they could have all their cells washed away just leaving the basic muscle in a process called ”decellularisation”, and then be injected with cells from the recipient, this would reduce the risk of rejection and save a multitude of lives.

Organ failure is a reason for critical illness cover to be paid out on life insurance and will cover the living expenses of the seriously ill person but if they were luckier than the man in the news recently who has been waiting 25 years for a kidney transplant, their quality of life would be massively improved with a transplant.

Of course, the biggest problem with organ transplants is the recipient’’s rejection, even when blood groups have been matched. The body sees the new organ as a foreign body and will reject it, still bringing about death if it cannot be rectified.

Scientists have taken a great deal of interest in a British girl who received a liver transplant, later becoming extremely ill with anaemia. In desperation, doctors took her off the anti-rejection drugs to find her body had taken on the immune system of the organ donor. She had changed blood groups form O Negative to O Positive. This has never been seen before and tests are being carried out into why it happened to help others in the same situation.

Long term illness, cancer and organ failure are a mounting statistic and life cover is there to ease the financial burden for the insured and their family. Lets hop the way scientists are going will mean that insurance pay outs will decrease as quality of life increases.

Car Tax Evasion That We All Pay For

I don”t know about you but wherever I drive in my town, there is a plethora of road traffic police checking up on car tax.

Despite this, one in twenty vehicles on the road is still untaxed and undetected. I can be quite sure if I ever tried to get away with car tax, even for a day, they”d find me! To cover this shortfall in revenue, costs of 214 pounds million were put on the law abiding car driver last year.

It has been found through studies that when a car is untaxed continually, the driver is also unlikely to worry whether or not his car is in roadworthy condition. This puts us all at risk, thus pushing up car insurance premiums too, to cover the problems these drivers bring.

The Public Accounts Committee say the whole road tax system is becoming a laughing stock and they don”t really have any idea just how huge the problem is. They do know, however, that tax evasion rose to 5% during 2006.

Motorcyclists are pushing their luck even more with between 30 and 38% avoiding the payment. This seems silly when road tax for motorbikes is so minimal. For the small amount they would have to pay in vehicle excise duty, it tops up the road tax and car insurance premiums for the rest of us, putting more pressure on those who are trying to stay within the law.

Funds from the road tax of the 35 million cars on the road raises around 5 pounds billion per year. The aim of the DVLA was to cut car tax evasion by 70 pounds million a year by the end of 2008 but this obviously is not going to happen. These seem like colossal figures and it makes you wonder what we get for our money when you look at the state of some roads.

Maybe they could do a postcode type system like they do with the health authority because I defy anybody to get away with car tax evasion in my area and it seems unfair that we end up paying for those in different areas where car tax evasion is more prolific.

The law abiding drivers are caught out once again when they”re number plates are cloned. When the number plate is picked up by a police camera it looks like they have car tax when that particular vehicle doesn”t. This puts more dangerous vehicles on the road, causing more accidents and once again pushing up our car insurance premiums.

Essex County Council recently sold a number plate at an auction that had been registered to them since 1904. The number plate reads ”F1” and cost the buyer 375,000. pounds This beats the previous record of most expensive number plate which was set at 331,000 pounds and just said M1. The proceeds from this sale are being put towards a safe driving scheme for young motorists, a very worthwhile cause.

If young motorists are being taught safe driving tactics maybe this will help reduce extortionate car insurance premiums for them so they”re poor parents do not have to keep digging deep in our pockets to put the little darlings on our own car insurance.
