I have a confession to make; I”m a serial renter. I have rented most of my adult life and I don”t know if I”ll ever stop. Currently I”m renting a lovely flat in Putney.

We move around a lot with our jobs. For us renting is easier and quicker and safer than buying a property. The main advantage of renting is the flexibility it gives you. You can live in Putney one year and then in Twickenham or Tonbridge the next.

Before you move, however, you need to know what to look out for in your potential new place to live. Here are my top seven pieces of advice on how to select a new area to live in.

1. Transport Links - How easy is it to get to work from your new location? What’’s the commute time and cost? Is it a safe- looking walk to and from the tube, bus stop or not?

2. Night-time ambience. Basically, how does the area feel after dark? Is it lively, is it quiet, is it deserted. Does it feel safe? I once turned down a surprisingly cheap studio flat in Barnes because it was in an area I didn”t feel safe in at night time. Do your research; visit the area at different times of day to get a true feel for it.

3. Restaurants, Night-life etc. This is all down to personal choice. Whilst you might not want to be living on top of the local night spots, you might want somewhere to go on an evening or at the weekend. Does this area meet your entertainment needs?

4. Shopping - Can you get what you want to buy in this area? Is your only food store a convenience store? Are there any markets or supermarkets nearby? Is there a bank nearby?

5. General ambience. Do you like the feel of the area? It’’s no good renting somewhere just because it’’s handy for work if you hate the area. There are lots of areas that are handy for work so pick one you”d actually like to live in.
